Oates Crossing Industrial Building is the second phase of an industrial development in the Talbert Point Industrial Park in Mooresville. The developer wanted a cost-effective building that would be a step above other offerings in the area in order to attract vendors supporting Lowe’s corporate headquarters as tenants. As a result, the 63,200 SF building is constructed of load-bearing CMU with brick veneer on the public elevations. Clear heights throughout exceed 20 ft, allowing one tenant to install a rail crane as a part of the manufacturing facility. The building is configured with grade-level glass entrances on the public side of the building and truck-height loading docks at the rear to accommodate office and warehouse/manufacturing space for each tenant.
